i rent a TIRE & AUTO REPAIR SHOP in FONTANA CA how do i know how much rent i should be paying ?

right now i pay $1800 wich i know i should be paying more but my renter wants me to figure out how much he should charge per sq feet is that how they figure out rent im kinda confussed because i have no idea how to figure it out
